What We invest in

  • Back/Back Flip: Buy then sell to investors who buy properties at a discount to fix and sell at higher prices. They pay higher rates for short-term loans secured by their real estate projects because they need to move quickly to buy from a discount seller. These may not be homes we are interested in but can flip.
  • Lease Option To Buy: These properties are directed for the best affordable housing option to buyers who will invest their sweat equity into the property. They get the best price but commit their own resources to make the property more valuable when the execute their option in the near future.
  • Fix/Lease Option: Designed for those buyers who are close to qualifying for a traditional loan, want a home to move in not and finance within a couple of years. Updates are provided prior to move in by investor funding.
  • Fix/Rent: These investors generally purchase a residential property and complete renovations with the intention of renting the property for cash flow purposes. Once the property is rented and “seasoned” with a few months of rental payments, the investors can generally refinance at a lower interest rate and pay back the private lenders with interest.
  • Fix/List/Sell: We have teamed up the owner/broker Mike Canton, METANA Residential & Commercial Realty Services over the years guiding options to engineer the transactions. He also has a GC in WA that will clean, remodel to market ready then list and sell the property in an efficient timely fashion.

  • What is the minimum investment?


    While the average investment is $300,000, the minimum investment is $100,000.  


  • Can I invest with my retirement account like an IRA, 401k or other qualified investment account?


    Many IRAs allow funds to be directly invested into the Park Place Real Estate Fund, however, 401Ks are not eligible for this investment.  Should your IRA not be eligible, you may be able to change custodians and move capital to a self-directed IRA to invest in the Fund. Park Place Finance can help you navigate this process.


  • How do I receive monthly distributions?


    Since borrowers pay interest payments monthly, the Fund is able to distribute investor earnings on the same schedule. Our accounting team closes the books at the end of the month and direct deposits (ACH) are made directly to the investor by the 15th of the month. The other option is to take a lump sum on the completion of the transaction who many reinvest to grow their nest egg.


  • Can I forego monthly distributions and reinvest?


    Yes. If you want a growth strategy for your investment, you can opt to automatically reinvest your dividends directly back into your account. You can make this election at any time my letting us know.
